Ocean Edge Resort in Beautiful Brewster, Ma is a gorgeous property consisting of many different styles of condominiums offering a great second home real estate market. Property values over the last few years have come down dramatically from it's peak and as a result have seen a lot of new investors purchase a condominium. There have been 22 sales in just the last 6 months which is a pretty good number all things considered. The inventory in Ocean Edge Villages side is pretty low right now and there are certain styles that are not even on the market or only have 1 or 2 listed. The average list to sale % was around 95%. The sales were all over the place as well, 1 bedrooms, garden style villas, townhouses, and even a $1.45 million waterfront property. There are 3 pending properties and activity is starting to pick up which is not unusual this time of year. The main problem is the lack of inventory. While normally we would see about 40 properties on the market at any given time there are only 21 condos for sale on Ocean Edge, Brewster, Cape Cod. Now is a great time to start looking at Ocean Edge property. The rental season is still early, interest rates are fantastic and property values are at the bottom of the market. It is a good idea to visit the property with an agent that is very familiar with the bylaws and different locations throughout the property. Some areas rent better than others and some tend to be more peaceful. Ocean Edge Condos rent very well and most people will guarantee 8 rental weeks but some savvy investors get more like 10-13 rentals per season. The rental inquiries for Ocean Edge have picked up over the last few weeks but the trend has been people waiting a lot longer to secure their rental. There is still plenty of time to invest but you want to start sooner than later giving yourself enough time to acclimate yourself with the best area that makes sense for your purchase.
